Q: What must I bring with me to tour an apartment?
A: A valid photo ID.
Q: What are your application and administration charges?
A: App Fee: $50
Administration Fee: $99
Deposit: $150, $250, $350
Q: What are the income and credit qualifications?
A: Three times the monthly rent, require proof of income and a 3rd party credit screen.
Q: What is acceptable “proof of income” to sign a lease?
A: Two most current pay stubs, two most current months of bank statements, offer letter or a current W2.
Q: What happens if I qualify for an apartment, but my roommate does not?
A: The roommate will not be approved to lease/live onsite.
Q: Is my security deposit totally refundable?
A: Yes, it is.
Q: If I get a job transfer, can I break the lease?
A: You would have to provide 60-day written notice, pay termination fee, and pay back any concessions given.
Q: Can I change to a month-to-month lease plan after my first year?
A: Lease will automatically default into a MTM lease after completion, unless you renew or give a 60-day written notice. A month to month fee will apply.
Q: Do you accept short term leases?
A: We offer leases under 7 months and this is subject to change.
Q: Am I required to have renters insurance?
A: Yes, $100,000 personal liability and the policy must have your unit and list all adults on the lease.
Q: Do you offer furnished apartments?
A: No, we do not.
Q: Do you offer corporate apartments?
A: Yes, through 3rd party services.
Q: If something needs to be repaired in my apartment, how do I report it?
A: Please place your maintenance request in your resident portal.
Q: When is my rent payment due?
A: First of the month and this includes holidays.
Q: What day of the month am I liable for a late charge?
A: Rent is due on the first of the month and late fees begin on the fourth.
Q: Is there a place where I can pay my rent after office hours?
A: Yes, the online resident portal.
Q: There is a person who might be staying with me for a while, is that permitted by the lease?
A: No more than 14 consecutive days.
Q: I have a motorcycle, where can I park it?
A: In any parking space designated for vehicles.
Q: My children live with me in the summer; do I need to notify your office when they arrive?
A: Yes, the office should be made aware and they should be added to the lease as minor occupants.
Q: Can I install my satellite dish at my apartment?
A: Yes, however a satellite dish may not be attached to the building or placed on the grounds of the community.
Q: Do you have cable services?
A: Yes, we have AT&T.
Q: Does the property have a fitness center?
A: Yes, a 24hr fitness center.
Q: Does the property have a swimming pool?
A: Yes, we do.
Q: Does the property offer on-site recycling?
A: Yes, we do.
Q: Are gas grills permitted at your property?
A: No, the property has gas grills onsite for residents to use.
Q: Is there any additional storage space available at your property?
A: Yes, we have additional storage space onsite.
Q: Are residents permitted to paint their apartment?
A: Yes, but must paint or be charged to return color back to original color upon move out.
Q: Will you accept my delivery packages for me?
A: Yes, we do not sign for packages, but we accept and send an email notification of packages.
Q: Do you have a list of Preferred Employers?
A: Medical, First Responders, Military and Students- $200 off the 1st month's rent.
Q: Where do I register to Vote?
A: At the local post office.
Q: How is your property different from the competition?
A: Our resident functions and customer service outshine our competition.

Pet Policy

Policy

No Weight Limit.

Limit 2 indoor pets per apartment. No exotic animals.

Fees

Non-refundable pet fee of $150 for the first animal plus $150 for each additional animal.

Pet Rent

Monthly Rent of $15/pet/month.

Breed Restrictions

Excluded dog breeds include Akita, Alaskan Malamute, American Bull Dog, American Pit Bull Terrier, American or Bull Staffordshire Terrier, Bull Terrier, Chinese Shar-Pei, Dalmatian, Doberman Pinscher, Presa Canario, Pit Bull, Rottweiler, Siberian Husky, Stafford Terrier, Chow, German Shepherd and any mix thereof. Letter required by Certified Veterinarian for proof of breed, weight, and required vaccinations.
